Spanning over 400 acres in The Colony, Texas, Grandscape is a mixed-use development that redefines retail, dining, and entertainment experiences. Designed to be as welcoming as it is vast, the space balances its impressive scale with relaxing pockets, pedestrian-friendly corridors, and a mix of local shops and attractions. At its heart is a 90-acre lifestyle and entertainment center, featuring gardens, green spaces for yoga and live performances, and pedestrian-friendly paths that encourage exploration and lingering.
The design by Olsson Associates incorporates lush, mature trees to provide instant canopy and shade, transforming the Texas heat into a more inviting experience. This park-like setting complements both the small, unique local shops and the enormous anchor stores like Scheels, which houses a 65-foot Ferris wheel, and Nebraska Furniture Mart, sprawling across 560,000 square feet. The development’s layout fosters dynamic walks, blending small businesses and restaurants with grand-scale attractions to create an engaging, layered environment.
Adding to the thoughtful design are Maglin’s Ogden Collection curved benches, customized for the first phase of the Lifestyle Center. Crafted with Ipe wood slats and mounted using a cantilever system, these elegant benches follow the curves of concrete walls, offering serene spots for visitors to pause and connect. Combined with pocket parks, water features, and shaded patios, the benches contribute to a unique ambiance that sets Grandscape apart from traditional lifestyle centers.
“We wanted to create a space that’s different from other lifestyle centers in the area and to give people reasons to keep coming back,” said Grandscape President Jeff Lind. With its blend of scale, comfort, and local charm, Grandscape delivers a destination as grand as Texas itself.
